What leak detection costs in Vancouver
Locating a hidden leak in Metro Vancouver typically costs $300–$900 depending on method and access. The repair is quoted separately once we know what we're dealing with — because until the leak is found, nobody can honestly price fixing it.
These are market ranges for Metro Vancouver, not a quote. They’re here so you can plan and compare, and they’re reviewed quarterly.
What it costs
What decides where in the range you land
A leak in an open crawlspace is straightforward. Under a slab, inside a finished wall, or in a condo with limited access is not.
Acoustic works on pressurised lines; it doesn't help on a drain. Complex cases need more than one approach.
A known wet patch narrows it. "Somewhere in the house" doesn't.
Different equipment, different approach.
Suite-to-suite leaks are the most involved. Water almost never originates directly above the wet patch — it tracks along joists and emerges metres from the failure. That takes longer to trace, and the documentation is a significant part of the deliverable.
What people ask us
How much does leak detection cost?
$300–$900 depending on method and access.
Will you have to cut into my walls?
We start non-invasively and only open one precise access point once we know where it is.
Can I get a report for my insurer?
Yes, with photographs and findings, as standard.
Is detection credited against the repair?
No — it's billed at our hourly rate, same as any other work.
What if the leak isn't plumbing?
We'll tell you. Not all water in a home comes from pipes.
Got a quote you want checked?
Send it to [email protected]. We’ll tell you whether it’s fair, including when it is — and if the quote you already have is the one to take, we’ll say so.
