Ductless mini-splits

A ductless mini-split is a heat pump that doesn't need ductwork. An outdoor unit connects to one or more indoor heads through a small refrigerant line, and each head heats and cools its own space.

For Vancouver homes with boilers, radiators or electric baseboards — which have no ducts to work with — this is usually the only practical route to air conditioning, and it adds efficient heating at the same time.

When a mini-split is right

No ductwork, and installing ducts would mean tearing the house apart · One or two rooms that are always too hot or too cold · A converted attic, basement suite or addition the main system doesn't reach properly · A condo where a full system isn't possible · You want zoned control — different temperatures in different rooms · Adding cooling to a house heated by a boiler

When it isn't

You already have good ductwork — a ducted heat pump is usually better value for whole-home coverage · You object to the indoor head's appearance (they're wall-mounted and visible; floor and ceiling-cassette options exist and cost more) · Every room needs coverage — the head count adds up quickly

Zones

One outdoor unit can serve one head or several, depending on capacity. Multi-zone is more efficient than several single systems and cheaper than several outdoor units — but each head must be correctly sized for its room. An oversized head in a small bedroom short-cycles and dehumidifies poorly.

Condos and strata

Most mini-split installations in a condo need strata approval, because the outdoor unit goes on a balcony or an exterior wall — both usually common property. Some buildings prohibit them outright; others have an approved specification and a standard process.

We prepare the strata submission as part of the job, and we'll tell you honestly if your building's bylaws make it unlikely before you spend anything. Condo & high-rise ·

What it costs

Single-zone $4,500–$8,000 · Two-zone $8,000–$13,000 · Three or more zones $12,000–$20,000
