Kitchen plumbing and renovations

Kitchen plumbing is less complicated than a bathroom but has more expensive surprises, because the sink position drives the drain and the drain drives the whole layout.

If you're planning a renovation, the first question to answer is whether the sink is moving — and how far.

Moving the sink

A short move along the same wall is usually straightforward. The drain can often be extended within the run with adequate fall.

Moving to an island is the big one. An island sink needs a drain under the floor and a venting solution — usually an air admittance valve or a loop vent, depending on what the code officer accepts. In a house with a crawlspace or unfinished basement below, it's manageable. On a concrete slab or in a condo, it means cutting concrete or it means no.

Moving to a different wall depends entirely on what's below and how far the drain has to travel to reach a stack with adequate fall.

We'll tell you which of those you're facing before you commit to a layout, and we'd rather do that at the drawing stage than after the cabinets are ordered.

Gas ranges

Connecting a gas range or cooktop requires a licensed gas fitter. If you're moving from electric to gas, you'll need a gas line run to the location and a permit — worth pricing early, because the run length can vary the cost considerably. Gas line installation

The pipes behind the cabinets

A kitchen renovation is the one realistic opportunity to deal with what's in that wall. If your home has Poly-B, Kitec or galvanized pipe, doing it while the cabinets are out costs a fraction of doing it later. We'll say so if we see it. Repiping
