That last one is the reason we'd recommend it even to people who don't care about the first two.
What we actually do
A tune-up shouldn't be someone glancing at the furnace and changing a filter. Ours covers:
Combustion analysis — measuring what the furnace is actually producing, including CO
Heat exchanger inspection — the safety-critical component
Burner clean and adjustment
Flame sensor clean — the single most common cause of mid-winter failure
Ignitor inspection
Blower motor and wheel — cleaned, checked, lubricated where applicable
Gas pressure check
Venting inspection — blockages, corrosion, correct draw
Condensate drain clear on condensing units
Safety controls and limit switches tested
Thermostat calibration
Electrical connections checked
Written report with readings, for your records and your warranty
Why manufacturers require it
Most furnace warranties require documented annual maintenance. A unit that's never been serviced may have a claim denied at exactly the moment it matters. We provide the written record.
When to book
September to early October. Before the first cold snap, when we can get to you easily and a discovered fault can be fixed without you being cold. Everyone books in November when their furnace fails; that's the expensive way to find out.
