Why Vancouver's east side blocks repeatedly

Everything east of about Main Street shares three characteristics that combine into a single predictable problem.

The housing was built largely before 1960, which means the sewer lateral running from the house to the city main is usually vitrified clay, joined at mortared sections. The street trees are mature — Commercial Drive, Grandview-Woodland, Hastings-Sunrise, Kensington-Cedar Cottage and Renfrew all have canopy that's been growing over those laterals for sixty years or more. And a clay lateral carrying warm waste water is the wettest, most nutrient-rich thing available underground.

Roots find the mortared joints. A mat forms. Everything passing through catches on it.

Cabling clears the mat. The joints are still there. That's why a drain on the Drive blocks in March, gets cabled, and blocks again by autumn.

What we do about it

Clear it first, because you need the drain working today.

Then put a camera down, and this is the part that changes the outcome. Ten minutes of footage tells you whether you're dealing with root intrusion at two joints — repairable, and sometimes manageable long-term with periodic jetting — or a collapsed section, which isn't.

You get the recorded footage and a written report. We won't quote a sewer repair on the east side without showing you what's actually there.

The west side, and the towers

Kitsilano, Point Grey, Dunbar, Kerrisdale and Shaughnessy have their own pattern. Older housing again, but with more renovation history — which means more sections of pipe replaced at different times, more transitions between materials, and more places for debris to catch at a badly matched joint.

Downtown, Yaletown, Coal Harbour and the West End are a different problem entirely. In a tower, a blocked drain in your suite is often not your drain. If several suites on the same line are backing up or gurgling, that's a shared waste stack, which is the building's responsibility rather than yours. Knowing the difference stops you paying for the wrong repair.

Grease, the other cause

Kitchen lines block for one reason and it's the same in every neighbourhood. Grease goes down warm and liquid, cools in the horizontal run, and hardens into a coating that narrows the pipe until it doesn't.

Cabling bores a hole through it. Hydro jetting scours it out. That's why a cabled kitchen line blocks again in three months and a jetted one usually doesn't.

Please don't use chemical drain cleaner

It damages older pipe — particularly the cast iron and early ABS common in Vancouver's pre-1970 housing — and it rarely clears a real blockage. It sits on top of it. It also makes the job genuinely more dangerous for whoever opens the line. If you've used some, tell us when you call; it changes how we approach it.

Property owners are responsible for maintaining the sewer lines on their property, up to where they meet the City's sewer connection.
