Burnaby produces two very different emergency calls. In the Metrotown, Brentwood and Lougheed towers it's usually a suite-to-suite leak — water arriving through a ceiling from the unit above — which is as much a building-access problem as a plumbing one. In Burnaby Heights, Capitol Hill and the older Edmonds streets it's the 1940s–60s housing stock: galvanized pipe failing, and drainage that can't cope with a heavy night.
We handle both, and they need different things from us.

We arrive knowing how buildings work: we book the elevator, we work inside the noise bylaw, and we trace the leak to its actual source rather than opening the nearest ceiling. That last part matters, because in a strata the documentation is what settles who pays.
In an older Burnaby house
Shut the water off first — in most Heights and Capitol Hill houses the main valve is on the basement wall facing the street.
The most common emergency we attend in these neighbourhoods is a galvanized pipe failing, usually at a joint, usually in a home where the water pressure has been quietly declining for years. That's a repair tonight and a repiping conversation tomorrow, and we'll tell you which is which.
