Town Centre is the Tri-Cities' densest residential core, and its towers span an unusually wide period — from the late 1990s through to buildings completed in the last couple of years, with the Evergreen Line extension accelerating construction from the mid-2010s onward.

Which era is your building?

Late 1990s to 2007 — a real possibility of Kitec: orange and blue pipe with brass fittings that corrode internally. Town Centre's earliest towers fall in this window.

The signal most people miss is that Kitec restricts flow before it fails. Declining water pressure in a suite is often the early stage, and in a tower it's easy to blame the building's booster system instead. Worth establishing which.

2008 to roughly 2014 — generally modern PEX. Neither Kitec nor Poly-B, and the plumbing issues are the ordinary tower ones rather than material failure.

2015 onward — the Evergreen Line wave. New construction, modern materials, and the relevant work is usually warranty-period defects where documenting what happened matters as much as fixing it.

The tower issues, whatever the era

Suite-to-suite leaks, the most common call in any high-rise. Water almost never originates directly above the wet patch — it tracks along joists, follows conduit and emerges metres from the failure. We trace and document, because in a strata the documentation is what settles who pays.

In-suite hot water tanks, now reaching their second cycle in the older buildings. The plumbing is an hour; getting the old tank out through a finished suite and into a booked service elevator is the job.

High-floor pressure complaints, frequently the building's booster or pressure zone system rather than anything in your suite.

Strata approvals, shut-off scheduling, elevator booking and corridor protection — handled as part of the job rather than left to you.

Newly formed stratas

Something specific to a district growing this fast: many Town Centre buildings have relatively new strata corporations still establishing their processes, without a regular plumbing contractor and sometimes without documented shut-off locations.

For those councils the useful things are unglamorous: knowing where the shut-offs are before an emergency, scheduled waste stack maintenance rather than reactive clearing, and realistic condition reporting so a major replacement enters the capital plan rather than arriving as a special levy.
