We reach Richmond city centre in 90 minutes from downtown Vancouver, 24 hours a day.

Brighouse and Golden Village are the exception to everything else in Richmond.

Most of this city is detached and townhouse housing from the late 1970s to the mid-1990s, which means grey Poly-B. Here, in the tower core along No. 3 Road, the housing is high-rise strata — and the pipe to check for is Kitec.

The buildings here

Kitec, not Poly-B

Richmond's city centre densified substantially from the late 1990s onward, which puts a meaningful share of its towers in the 1995–2007 Kitec window.

Kitec is orange and blue pipe with brass fittings that corrode internally through dezincification. The pipe itself is usually fine; the fittings restrict flow and eventually split.

The early signal is declining water pressure in a suite — well before anything leaks. In a tower that's easy to attribute to the building's booster system, and it's worth establishing which it actually is.

Kitec here typically surfaces through paperwork rather than a leak: an insurer asking at renewal, a depreciation report flagging it, or the strata announcing a repipe programme.

Not sure what you have? Photograph the pipe under a bathroom sink or at your hot water tank and send it to 604-865-7979. Free identification, no visit.

Suite-by-suite or whole-building

Both happen in Richmond's towers, and the difference is money.

If your building is discussing it, joining is almost always the right financial call. If it isn't and the depreciation report has flagged Kitec, raising it is worth doing. We'll attend a council meeting and explain the options without a quote attached.

The rest of the tower picture

Suite-to-suite leaks, the most common call in any high-rise. Water almost never originates directly above the wet patch — it tracks along joists and emerges metres from the failure. We trace and document, because in a strata that documentation is what settles who pays.

In-suite hot water tanks reaching their second cycle in the older buildings. The plumbing is an hour; getting the old tank out through a finished suite and into a booked service elevator is the job.

Strata approvals, building shut-off scheduling, elevator booking and corridor protection — all handled as part of the job rather than left to you.

Commercial in Golden Village

Golden Village's dense retail and restaurant concentration brings genuine commercial work into this cluster: grease traps for food service, backflow testing, and drainage in mixed-use buildings where commercial at grade sits beneath residential above.
