Of everywhere we work — six cities, eighty-five neighbourhoods — Broadmoor and Shellmont have the highest concentration of grey Poly-B piping we encounter.
The reason is timing. This part of Richmond was developed almost entirely through the 1980s and early 1990s as detached and townhouse subdivisions, and that period sits directly in the middle of the era when Poly-B was the standard, cheap, fast-to-install choice.

Identifying it takes thirty seconds
Look at the pipe where it comes out of your hot water tank.
Grey plastic, roughly garden-hose flexible, usually ½" or ¾", with grey plastic or copper crimp rings at the joints, often stamped PB2110.

Why it matters, briefly
Poly-B fails through two compounding mechanisms: chlorine in municipal water degrades the pipe from the inside, making it progressively brittle, and the original acetal fittings crack. Neither is visible externally, and it doesn't usually weep before it splits — it fails suddenly, often behind drywall.
Insurance is what brings most people here. Many BC insurers now restrict coverage, raise premiums or decline new policies on homes with Poly-B. Practices vary and change, so your broker is the only reliable answer for your policy — but in a neighbourhood this saturated, it comes up at renewal, at purchase, and at sale.
The townhouse dimension
A large share of Broadmoor and Shellmont's housing is townhouse strata, which changes who makes the decision.
Poly-B here frequently arrives not as a leak in one unit but as a line item in a depreciation report or a letter from the strata's insurer. And two models exist:
Suite-by-suite — owners replace individually over time. Full price each, and only consistent if the strata has specified a standard.
Coordinated complex-wide — phased scheduling, staged shut-offs, one specification. Materially cheaper per home and far less disruptive than a decade of individual work.
