Plumber in Ironwood and East Cambie
We reach eastern Richmond in 90 minutes from downtown Vancouver.
This cluster runs along Richmond's eastern edge, and it's the part of the city where residential and commercial sit side by side more than anywhere else — subdivisions backing onto the No. 5 Road corridor, agricultural land, and the retail and light industrial around Ironwood.
That mix means we do two quite different kinds of work here.
The residential side
Largely 1980s and 1990s detached and townhouse — which means Poly-B is common, same as most of Richmond. Grey plastic supply pipe, brittle with age, failing at the fittings.

The other residential picture here is standard Richmond:
Crawlspaces rather than basements, frequently damp, with equipment ageing faster than it would in a dry space.
Sump pumps as working equipment rather than backup, and the same rule — test it in September, not November.

The commercial and agricultural side
The No. 5 Road corridor, the agricultural land east of it, and the retail and light industrial around Ironwood bring genuinely different work:
Site drainage and catch basins. Yards, loading areas and parking that pond after heavy rain — usually a catch basin that silted up two winters ago. On flat Richmond ground with a high water table, ponding water has nowhere to go. Annual cleaning before the wet season is far cheaper than dealing with it in December.
Backflow prevention testing. Annually required for most commercial premises in BC, and one of the most commonly missed obligations because it's administrative rather than visible. Agricultural and irrigation systems frequently need it too — and a lot of owners don't realise their system is covered.

Where the two overlap
The useful thing about this cluster is that a lot of properties here are both: a business with a residence attached, an agricultural property with a house on it, or a mixed-use building with commercial at grade.
Those need a contractor who'll look at the whole property rather than the one system they were called about — and who's licensed for the plumbing, the drainage, the gas and the heating rather than handing off between three trades.
