The landscaping is the expensive part

On a standard Vancouver lot, replacing a perimeter drain or a sewer lateral is priced mostly on the excavation and the pipe.

Here, it's frequently priced on what's on top of it. Mature specimen trees, established formal gardens, stone terracing, heated driveways, irrigation systems and hedging that took forty years to reach its current size. Digging a trench through that is not the same job as digging one through lawn, and restoration can exceed the plumbing cost.

Three consequences worth knowing:

Camera and locate first, always. Knowing a sewer failure is at eight metres under lawn rather than fourteen metres under a stone terrace can be a five-figure difference. We won't quote underground work here without locating it precisely.

Trenchless is worth pricing properly. On these lots the saving isn't in the pipe — it's in the driveway, terrace and garden you don't have to rebuild. It doesn't work everywhere, and it can't fix a bellied line, but here it's worth establishing whether it's viable before defaulting to a trench.

Get quotes that state restoration explicitly. ⚠️ A quote that says "backfill and grade" and a quote that says "restore planting to original condition" are different jobs at different prices, and on these properties the gap is large. Ask every contractor which one they've quoted.

Inside the houses

Galvanized supply where original, with the added complication that these are large houses with long runs — a repipe here is a bigger job than the same work in a bungalow, and the fixture count alone drives the number.
