Coal Harbour and the West End sit next to each other and have almost nothing in common plumbing-wise. We reach both in 60 minutes from our downtown base.

Coal Harbour is largely 1990s to 2000s waterfront towers — high-specification buildings, professional management, and squarely in the Kitec window. The plumbing problems here are the modern-tower ones: suite-to-suite leaks, in-suite hot water tanks reaching end of life, pressure issues on high floors from booster systems, and Kitec repipes increasingly driven by depreciation reports rather than failures.

The West End is mostly pre-1970 low-rise: three- and four-storey walk-ups, converted heritage houses, and a substantial rental stock. Different problems entirely — galvanized supply piping rusting closed, cast iron waste stacks scaling and corroding, and drainage installed before anyone imagined the current occupancy.

The two neighbourhoods need different questions asked, and a plumber who treats them the same will get one of them wrong.

The buildings here

In the West End specifically

Cast iron stacks are the recurring issue. In a pre-1970 low-rise, the vertical waste stack is usually cast iron, and after fifty or sixty years it scales internally and eventually cracks. The symptom is drainage that has slowed gradually across multiple suites rather than blocking suddenly — and cabling gives a brief improvement at best. A camera shows what's actually happening.

Galvanized supply. Pressure that has declined so slowly the building has adjusted to it, plus discoloured water first thing in the morning. Only a repipe fixes it.

Rental stock and landlord work. The West End has one of the highest rental densities in the city, which means a lot of what we do here is for landlords and property managers rather than owner-occupiers — turnovers, urgent repairs between tenancies, and building-wide maintenance.

In Coal Harbour specifically

In-suite hot water tanks. A high proportion of Coal Harbour suites have their own tank, and the buildings are now old enough that many are on their second. The plumbing is an hour; getting the old tank out through a finished suite and into a booked service elevator is the job.

High-floor pressure. If your water pressure is poor and you're well up the building, it's frequently the booster or pressure zone system rather than anything in your suite — which is a building issue to raise with the manager, not a plumber to book. Knowing that saves you paying for the wrong repair.
