That matters more downtown than almost anywhere, because in a tower the difference between forty minutes and two hours is the difference between a wet ceiling in one suite and water in four.

What downtown buildings actually bring us

Suite-to-suite leaks, more than any other call. Water appearing through a ceiling from the suite above is the defining downtown emergency, and the important part is that it almost never originates directly above the wet patch. Water tracks along joists, follows conduit, runs down the outside of a pipe and emerges metres from the failure. We trace and document rather than opening the nearest ceiling — and in a strata, that documentation is what settles who pays.

Kitec. A significant share of downtown's residential towers went up between 1995 and 2007, which puts them squarely in the Kitec window. Orange and blue pipe with brass fittings that corrode internally — and the first sign is usually declining water pressure in a suite, well before anything leaks.

Mixed-use riser complexity. The Financial District and the downtown core have a high proportion of buildings with commercial at grade and residential above, sometimes on shared or adjacent riser systems. A restaurant's grease problem and a resident's drainage complaint can be the same pipe. It's a genuinely different diagnostic problem from a purely residential tower, and it needs someone who'll look at the whole stack rather than just the suite.

Older office and heritage conversions. Downtown has a number of pre-war commercial buildings converted to residential, where plumbing was routed decades after construction — often exposed, often improvised, and rarely documented.
