This cluster is unusual in Vancouver: it's dominated by an era most of the city skipped over. Three- and four-storey strata low-rises, built largely between the mid-1960s and the late 1980s, densely packed through Fairview and along the Broadway corridor, with South Granville's commercial strip running through the middle.

Why that era matters

Buildings from this period fall between the two materials everyone talks about. They're generally too old for Poly-B — which starts around 1978 and became widespread later — and too new for the galvanized and cast iron of pre-war Vancouver.

What they typically have is copper supply and cast iron or early ABS waste, both now forty to sixty years old.

That produces a specific and under-discussed set of problems:

Copper pinhole leaks. Copper is a good long-lived material, but after five or six decades — particularly on the hot side and at points of turbulence — pinholes develop. They present as small persistent leaks rather than dramatic failures, often inside a wall, and often discovered by the suite below.

Cast iron and early ABS waste stacks scaling and corroding, producing drainage that has slowed gradually across the building rather than blocking suddenly.

Original in-suite plumbing in buildings where the strata has replaced common property piping but individual suites haven't been touched since construction.

Undersized or ageing shut-off arrangements. Many buildings of this era have no suite isolation valves, meaning any in-suite repair requires a scheduled riser shut-off. ⚠️ Worth checking before you need it.

Strata density

This cluster has one of the highest concentrations of small-to-medium strata corporations in the city — buildings of 20 to 60 units, often self-managed or lightly managed, and frequently without a regular plumbing contractor.

For those buildings, the useful things are usually the unglamorous ones: knowing where the shut-offs are before an emergency, scheduled waste stack maintenance rather than reactive clearing, and realistic condition reporting for the depreciation report so a major replacement enters the capital plan rather than arriving as a special levy.
