Most of east Vancouver is discussed in terms of pipe age. Here, the more useful variable is the slope.
Hastings-Sunrise and Renfrew fall northward toward the water and eastward toward the Renfrew ravine, and much of the housing sits on ground with genuine grade to it. That changes drainage from a question of whether the pipe works to a question of where the water goes.
Why the topography matters
Surface water arrives from uphill. On a sloping lot, your perimeter drain isn't only dealing with rain falling on your property — it's handling what runs down from above. In a heavy storm that's a materially larger volume than the same house on flat ground would see.
Discharge is the constraint. A perimeter drain that collects perfectly and then discharges into a blocked storm connection, or worse, into ground that slopes back toward the foundation, achieves nothing. On a graded lot the discharge arrangement is often the actual failure, not the pipe. It's the first thing we check here, and it's frequently the cheapest thing to fix.
Below-grade rooms are common because the slope makes them easy to build, which means water ingress affects living space rather than storage. Many of these houses have basement suites for the same reason.
Sewer laterals run downhill — which is good for fall, but it means a failure at the low end backs up into the lowest fixture rather than staying underground. If your basement bathroom is the first thing to back up, that's the geography telling you something.
Post-war housing
The stock here is largely 1940s–60s, slightly newer than Grandview or Kensington. That mostly means:
Galvanized supply at the older end, copper at the newer end, and transitions between them where partial work has been done.
Clay sewer laterals, with the same mature street tree canopy as the rest of the east side. Root intrusion is routine.
Perimeter drainage installed in the 1950s and 60s — clay tile or unwrapped pipe, no filter fabric, silted up. On a sloping lot that's carrying more water than a flat one, it reaches end of life sooner.
