These two neighbourhoods sit beside each other and are moving in opposite directions. Kerrisdale is established pre-1960 detached housing that has changed relatively little. Oakridge is in the middle of one of the largest redevelopment projects in the city, adding significant new residential density around the Cambie corridor.

That means we're doing genuinely different work either side of the boundary.

The buildings here

Kerrisdale: the pre-1960 detached picture

Galvanized supply piping in anything not yet repiped — pressure declining over decades, discoloured morning water. Kerrisdale's housing is largely 1920s–50s, which puts most of it squarely in galvanized territory.

Clay sewer laterals under mature street trees. Kerrisdale's boulevards have some of the best-established canopy in the city, and root intrusion in the laterals beneath them is routine rather than unusual. A main line that has blocked twice has a structural cause.

Perimeter drainage at end of life. Original clay tile or unwrapped pipe from the 1930s–50s, silted up. Combined with substantial landscaping on many of these lots, the same cost dynamic applies as in Shaughnessy — camera first, and get the restoration standard in writing.

Boilers and radiators. A significant share of Kerrisdale's older housing is hydronic rather than forced air. If you searched for furnace repair and you have radiators, that's a boiler and we service those.

Oakridge: new density, new problems

The redevelopment around Oakridge is producing modern high-density residential, and the plumbing questions there are the tower questions rather than the house questions:

Suite-to-suite leaks, and the tracing and documentation that determines who pays.

Strata approvals for anything touching common property.

Warranty-period defects in newly occupied buildings, where establishing what happened matters as much as fixing it.

In-suite mechanical systems — heat pumps, fan coils, mini-splits — which are a different discipline from a house furnace.

The older Oakridge stock

Worth noting, because it's easy to overlook alongside the new construction: the residential streets around Oakridge outside the redevelopment footprint are largely 1950s–60s detached, which behaves like Kerrisdale — galvanized supply, clay laterals, ageing drainage.
