Plumber in Kitsilano

Kitsilano is one of the most heavily renovated neighbourhoods in Vancouver, and that's the thing that shapes plumbing here more than the age of the houses. A typical Kits character home has been partially replumbed two or three times across its life — a bathroom in the 80s, a kitchen in the 2000s, a basement suite conversion somewhere in between.
What that produces is a house with four different pipe materials in it, joined at transitions nobody documented.
What we actually find in Kits houses
Galvanized steel, in the sections nobody has touched. Original supply piping from the 1910s–30s, rusting closed from the inside. The symptom is pressure that has declined so gradually the household has adjusted, plus discoloured water first thing in the morning.
Copper, from renovations in the 1970s–90s. Generally sound, though at fifty-plus years the hot side starts producing pinhole leaks — small, persistent, and usually found by whoever's below them.

Transitions between all three, which is where things fail. A galvanized-to-copper joint left in a wall in 1987 is a dielectric corrosion problem quietly working on itself. When a Kits house leaks, the transition points are the first place we look.
Basement suites
Kitsilano has a high density of legal and unauthorised basement suites, and that changes the urgency of everything below grade.
Water in an empty storage basement is a maintenance item you can schedule. Water in a tenanted suite is a habitability problem, and it usually has to be solved this week rather than this season. Perimeter drainage and sump work in Kits is frequently driven by a tenant rather than by the owner noticing damp.
Suite conversions also produce their own plumbing: a second kitchen and bathroom added to a house whose drainage was sized for one of each, sometimes with venting arrangements that were improvised rather than designed.
Renovation plumbing
This is the neighbourhood where we most often get called in at drawing stage, and it's the right time.
The decisions that cost money later are all made on paper: whether the toilet moves, whether the sink goes to an island, what valve type goes inside the wall, and — the big one in a Kits house — whether to replace the remaining galvanized while the walls are already open. It's a fraction of the cost of doing it as a separate job.
