This is the broadest cluster we have, and it holds three quite different kinds of housing — including the largest concentration of Poly-B piping inside the City of Vancouver.

The buildings here

Champlain Heights: Vancouver's Poly-B pocket

Most of Vancouver misses the 1978–1997 Poly-B window entirely. Champlain Heights doesn't.

The area was developed largely through the 1970s and 80s as planned townhouse and low-rise strata communities, which puts a significant share of it right in the middle of the Poly-B era. Grey plastic supply pipe, brittle with age, failing at the fittings.

Two things follow from that, and both are worth knowing:

It's usually a strata question, not an individual one. Champlain Heights is townhouse complexes, and townhouse complexes are stratas. Poly-B here typically arrives as a line in a depreciation report or a letter from the strata's insurer rather than as a leak in one unit. A coordinated complex-wide replacement is materially cheaper per home than owners arranging individually. If your council is discussing it, joining is almost always the right financial call.

The insurance pressure is real. Many BC insurers now restrict coverage, raise premiums or decline new policies on homes with Poly-B, and in a complex the strata's insurer may raise it too.

River District: the new end

At the opposite extreme, the River District along the Fraser waterfront is among the newest residential construction in the city — modern towers and mid-rise, modern PEX, and no legacy material problems at all.

The work there is tower work: suite-to-suite leaks and the tracing that determines who pays, strata approvals, warranty-period defects in recently occupied buildings, and in-suite mechanical systems.

⚠️ Worth flagging: the earliest River District phases and parts of the Marine Drive corridor caught the tail of the Poly-B window. Not everything down here is new.

Sunset, Victoria-Fraserview and Killarney: the middle

The detached housing across Sunset, Victoria-Fraserview and Killarney is largely 1950s–70s — a slightly later era than the rest of east Vancouver, which changes the picture:

Less galvanized, more copper, with copper now old enough at the hot end to start producing pinhole leaks.

Clay or early plastic sewer laterals, with root intrusion in the older streets.

High density of secondary suites, same as the Main/Fraser cluster — which makes below-grade water a habitability issue rather than a maintenance one.

Low ground near the river

The southern edge of the cluster sits close to the Fraser, and the ground behaves accordingly: higher water table, softer soil, and drainage that has to work harder. Sump pumps matter more here than in most of Vancouver, and perimeter drain failures show up as standing water rather than as damp.
