Poly-B in British Columbia: what it is and why it matters

If you own a home in Metro Vancouver built or renovated during a particular stretch of decades, there is a reasonable chance your supply lines are Poly-B. It is one of the most common plumbing questions we get, and one of the few where the answer genuinely affects the value and insurability of a house.

What it is

Polybutylene — Poly-B — is a flexible plastic pipe that was widely used for residential water supply. It was cheap, quick to install, and did not corrode like copper or steel. For a while it looked like an obvious improvement.

How to identify it

Colour and feel. Usually grey, sometimes black or blue, and noticeably flexible compared with the rigidity of copper. Copper is metal and looks it; Poly-B looks like plastic tubing.

Where to look. Where pipes are exposed: near the water heater, in an unfinished basement or crawlspace, under sinks, at the shutoff where water enters the house.

Markings. Poly-B is typically stamped along its length with a code. If you can photograph that stamp, it identifies the pipe definitively.

Fittings. The connections tell you as much as the pipe. Poly-B systems were installed with various fitting types over the years, and some of those fittings have a considerably worse record than others — which is why identifying the pipe is only half of an assessment.

Why it fails

The short version is that the pipe and its fittings degrade over time from the inside, in a way that is not visible from the outside. Chlorine and other oxidants in treated municipal water attack the material gradually. The failure shows up as small cracks or as fittings letting go.

Two features make this worse than the general problem of pipes wearing out. It fails without warning — there is often no drip before the break, and no external sign that a section is close. And the degradation is systemic rather than local; the whole system aged under the same conditions, so one failure is a statement about all of it.

Insurance and selling

This is the part that turns a plumbing question into a financial one.

Insurers in BC are aware of Poly-B and many take a position on it. That position varies by insurer and changes over time — some decline, some price for it, some ask for it to be replaced as a condition. We are not insurance advisors and cannot tell you what any given insurer will do. What we can say is that it is a question worth asking your broker directly rather than assuming.

On sale, plumbing material is the kind of thing a buyer's inspection finds and a buyer's agent raises. It is common for it to become a price negotiation or a condition. Knowing what you have before you list is better than finding out during subject removal.

Your options

Full replacement is the definitive answer: the Poly-B comes out and a modern material goes in. It ends the question for insurance, for a sale, and for you.

Partial replacement is sometimes proposed, dealing with the accessible or most at-risk sections. It costs less and it reduces risk. It does not resolve the insurance or disclosure question, because the material is still in the house.

Monitoring is what most people do by default. It is a legitimate choice as long as it is a choice — meaning you know what you have, you know where your shutoff is, and you are not surprised.

What we would not recommend is not knowing. The worst version of this is discovering it during a sale, or after a failure, rather than at a moment when you could plan.

We can identify the material, look at the fitting types, and tell you the state of what is accessible. That is a straightforward visit, and the answer is sometimes "this is copper and you have nothing to worry about."

What is Poly-B pipe?

Grey plastic water pipe installed in BC homes roughly between 1978 and 1997. Chlorine in municipal water makes it progressively brittle, and it fails at the fittings, usually without warning.

How do I know if I have Poly-B?

Look at the pipe where it comes out of your hot water tank or under a bathroom sink. Grey plastic, roughly garden-hose flexibility, often with grey or copper crimp rings, sometimes stamped PB2110. Send us a photo and we will identify it free.

Is Poly-B banned?

No, and it is not illegal to have. It is a discontinued material that insurers and inspectors treat as a known risk.

Does home insurance cover Poly-B in BC?

Many BC insurers now restrict coverage, increase premiums, or decline to write new policies on homes with it, though practices vary and change. Your own broker is the only reliable answer for your policy.

Will my insurance premium drop after a Poly-B repipe?

Often, but it is your insurer's decision. Ask your broker with our written completion report and permit record in hand — that documentation is what they will want.
