Plumber in Vancouver

Vancouver isn’t one plumbing market. It’s three, and they have almost nothing in common.

Three cities in one

The towers — downtown, Coal Harbour, Yaletown, False Creek, Olympic Village. Condo and high-rise plumbing, where the job is as much about strata approvals, building shut-offs and elevator bookings as about pipe. Buildings from ⁨1995–2007⁩ frequently have Kitec, which is now driving suite-by-suite and whole-building repipe programs across the core. Suite-to-suite leaks — water arriving through a ceiling from the unit above — are the single most common call we take downtown.

The Westside — Kitsilano, Point Grey, Dunbar, Kerrisdale, Shaughnessy, Arbutus Ridge. Larger detached homes, much of it pre-1970, with galvanized steel supply piping in the older stock. Symptoms are falling water pressure over years and discoloured water in the morning. Renovation plumbing is heavy here, and so is drainage — mature trees, mature perimeter drains.

The Eastside — Commercial Drive, Grandview, Hastings-Sunrise, Renfrew, Main, Fraser, Kensington-Cedar Cottage, Strathcona. Pre-1960 housing, often with clay sewer laterals and the mature street trees to go with them. Root intrusion in the lateral isn't unusual here; it's the default. Perimeter drainage failures are common, and basement suites make water ingress an urgent problem rather than an inconvenience.

South Vancouver — Sunset, Victoria-Fraserview, Killarney, Champlain Heights, River District, Marpole. Mixed stock, with newer towers along the river and the Cambie corridor and older detached housing behind them.

A City plumbing permit is needed to install, change, or upgrade any part of a plumbing system. Repairing leaks, clearing stoppages in pipes or drains, and repairing or replacing valves or faucets do not need a plumbing permit. The City of Vancouver itself issues natural gas installation permits for fully detached homes served by a single meter at 2 psig (14 kPa) or less. Gas installations where the meter delivery pressure exceeds 2 psig (14 kPa), or a commercial meter's connected load exceeds 120 kW, are permitted through Technical Safety BC rather than the City. Vancouver's Gas Fitting By-law fee schedule includes a gas permit charge for each replacement water heater, gas range, furnace or boiler. City of Vancouver: Gas Fitting By-law No. 3507

Property owners are responsible for maintaining the sewer lines on their property, up to where they meet the City's sewer connection. Renewing or replacing private sewer lines is done under City permits, which the contractor obtains before work starts, followed by a City inspection. The City owns the water service line from the water main to the curb stop (shut-off valve). The property owner owns the water service from the curb stop into the home. Owners with a water line of 50 mm (2 inches) or smaller can borrow a City curb stop (shut-off) key for free. City of Vancouver: Turn your water service on and off

The BC Building Code (including the BC Plumbing Code) does not apply in the City of Vancouver, which has its own building by-law. Province of British Columbia: BC Building Code 2024

Construction noise that disturbs others on private property is only allowed from 7:30 a.m. to 8 p.m. on weekdays and 10 a.m. to 8 p.m. on Saturdays, excluding holidays. Vancouver's Noise Control By-law lets noise exceed the by-law's sound levels when it is made doing emergency work to preserve or protect property, life or health.
