Perimeter drain cleaning and flushing
Not every failing perimeter drain needs replacing. If the pipe is structurally sound and the problem is silt, sediment or light root growth, flushing restores it — for a fraction of the cost of excavation.

When flushing works
Pipe is intact with no collapse or major offsets · Blockage is silt, sediment or light roots · System has accessible cleanouts, or access can be created reasonably · Grade and discharge are still correct
When it doesn't
Sections are crushed, collapsed or badly offset · The pipe is unperforated or has no filter fabric and will silt up again within a year or two · Roots have completely taken over a length · The discharge itself has failed
In those cases flushing buys you months, not years, and we'll tell you so before you spend anything.
How it works
1. Camera inspection to confirm condition 2. High-pressure jetting through the cleanouts, working around the perimeter 3. Root cutting where needed 4. Flush-out and removal of the dislodged silt 5. Post-clean camera to verify, and to show you what it looks like now 6. Written report with before-and-after footage
Cleanouts
Some homes have them; many older ones don't. If yours doesn't, we can install them — it costs something up front and it makes every future maintenance visit cheaper and less invasive. Worth doing on a home you plan to keep.
How often
Every 3–5 years on a sound system, more often with mature trees nearby. Best scheduled late summer or early autumn, before the rain arrives.
