The oldest housing we work on

Queen's Park, Brow of the Hill, Glenbrooke and Sapperton contain some of the oldest residential buildings in the province — genuinely pre-1940, some considerably older. That produces a specific set of problems:

Galvanized steel supply piping, rusting closed from the inside. Water pressure that has been declining for so long the household has adjusted to it, and discoloured water first thing in the morning. Only a repipe fixes it.

Cast iron waste stacks, corroding and scaling internally, eventually cracking. Common in the older multi-storey homes and heritage conversions.

Clay sewer laterals with mature trees above them. Root intrusion is close to universal in the older streets. A camera inspection before you buy in these neighbourhoods is money well spent.

Perimeter drainage that predates modern materials — often clay tile or unwrapped pipe, silted solid.

Heritage constraints. Some properties have restrictions affecting how work can be done and what's visible externally. We work within them; it's worth flagging at the quote stage.

Queensborough and the flood plain

Queensborough sits on Lulu Island, at essentially the same elevation and on the same delta soils as Richmond. That means a high water table, dependence on sump pumps, drainage that has to work, and ground settlement affecting underground pipe.

If you're in Queensborough, treat the sump pump as essential equipment and test it before the rain arrives, not during.

Downtown and Victoria Hill

Downtown New West and the Victoria Hill development bring modern towers and the strata plumbing that goes with them — approvals, scheduled shut-offs, and in buildings from the ⁨1995–2007⁩ window, the possibility of Kitec.

Uptown and Sapperton

Uptown holds a mix of older detached housing and mid-century apartment buildings. Sapperton is similar, with Royal Columbian Hospital anchoring a substantial amount of commercial and institutional property nearby.
