New Westminster is the oldest city in British Columbia, and nowhere shows that more sharply than here. Waterfront towers completed in the last decade stand a few blocks from housing built before the First World War.
Those are not the same job, and a plumber who treats them the same will get one of them badly wrong.
The waterfront towers
Downtown New West's Quay and waterfront development spans roughly the late 1990s through to recent completions, which means the era question matters:
Late 1990s to 2007 buildings may contain Kitec — orange and blue pipe with brass fittings corroding internally. The early signal is declining suite water pressure, often misattributed to the building's booster system.
Post-2010 buildings are modern PEX, where the relevant work is warranty-period defects and ordinary tower issues rather than material failure.
Across all of them: suite-to-suite leaks and the tracing that determines who pays, strata approvals, building shut-off scheduling, and in-suite hot water tanks now reaching their second cycle in the older buildings.
Uptown and the pre-war housing
A few blocks uphill, the picture is entirely different — and it's some of the oldest residential stock we work on anywhere.
Galvanized supply piping, often original, rusting closed.
Cast iron waste stacks, sometimes approaching a century old, scaling and thinning internally. The symptom is drainage that has slowed gradually rather than blocking suddenly, and cabling gives brief improvement at best.
Clay sewer laterals under some of the oldest street trees in the province. Root intrusion is a given.
Boilers and radiators rather than forced air in much of the older stock — if you searched for furnace repair and you have radiators, that's a boiler and we service those.
Perimeter drainage predating modern materials — clay tile, no filter fabric, silted solid.
The slope
Downtown sits on the river and Uptown sits above it, and the grade between them is genuine. On the streets running up from the waterfront, surface water arrives from uphill, and the discharge arrangement matters as much as the drain itself.
