Gas in a Vancouver condo
Worth setting expectations. Many downtown, Coal Harbour and Yaletown buildings do not supply gas to individual suites — and where they do, it's often limited to a fireplace or a range with no ability to extend it.
If you're in a tower and considering a gas appliance, the questions are whether the building has suite-level gas at all, whether your bylaws permit alterations, and whether there's a route to run anything new. We'll tell you honestly if the answer is no before anyone quotes you.
Older Vancouver houses
Pre-1960 stock brings its own gas considerations: undersized original piping that can't support a modern appliance without an upgrade, abandoned lines from removed appliances that were capped rather than removed, and shared chimneys where a furnace upgrade to sidewall venting left a water heater venting alone into a flue sized for two appliances.
That last one is a draft and combustion safety issue, and it's something we check whenever we're working on gas in a house of that age.
Why the permit matters
Gas work in Vancouver requires a licensed gas fitter and, in almost all cases, a permit and inspection.
The inspection checks venting. Venting is a carbon monoxide question. Unpermitted gas work is also an insurance problem and it surfaces at resale.
If a quote is dramatically cheaper, ask two things: is the permit included, and what's the gas fitter's licence number? Ours is LIC-00215637.
The City of Vancouver itself issues natural gas installation permits for fully detached homes served by a single meter at 2 psig (14 kPa) or less. Gas installations where the meter delivery pressure exceeds 2 psig (14 kPa), or a commercial meter's connected load exceeds 120 kW, are permitted through Technical Safety BC rather than the City.
