What's involved beyond the plumbing:

Elevator booking. A service elevator with pads fitted, booked in advance through the building. Turning up and asking the concierge is how a job gets rescheduled.

Route protection. Corridor and suite floors covered. Concierge desks remember which contractors leave a mess in the lobby, and that memory affects whether we get called back to that building.

Disposal. The old tank leaves the building the same day. It doesn't sit in a parkade waiting for a truck.

Sizing constraints. In a condo the closet decides before capacity does. Door width, height clearance and the space around the unit often mean a specific slim or short model rather than whatever's on the truck. We measure before quoting.

In a Vancouver house

East side and pre-1960 stock — often a basement or crawlspace install, and this is where we most commonly find work that has to be corrected before a new tank can pass inspection: missing seismic strapping, an incorrect T&P discharge, or venting that wouldn't be approved today.

West side — larger homes, frequently larger tanks, and more soaker tubs. A large soaker tub can take a tank's entire capacity in one fill, which is the single most common reason a correctly-sized-on-paper tank runs out. Worth mentioning when you call.

About the permit

Replacing a hot water tank requires a permit in Vancouver, and it's the most commonly skipped permit in residential plumbing. A quote ⁨$300–$500⁩ below the others is often a quote without one.

It matters at resale, on an insurance claim, and because the inspection checks the venting — which on a gas tank is a carbon monoxide question. We pull it and it's in the quoted price.

The gas permit holder must ask for an inspection immediately after completing each phase of the gas system. City of Vancouver: Get a gas permit
