Kerrisdale: the pre-1960 detached picture

Galvanized supply piping in anything not yet repiped — pressure declining over decades, discoloured morning water. Kerrisdale's housing is largely 1920s–50s, which puts most of it squarely in galvanized territory.

The redevelopment around Oakridge is producing modern high-density residential, and the plumbing questions there are the tower questions rather than the house questions:

Suite-to-suite leaks, and the tracing and documentation that determines who pays.

Strata approvals for anything touching common property.

Warranty-period defects in newly occupied buildings, where establishing what happened matters as much as fixing it.

In-suite mechanical systems — heat pumps, fan coils, mini-splits — which are a different discipline from a house furnace.

The older Oakridge stock

Worth noting, because it's easy to overlook alongside the new construction: the residential streets around Oakridge outside the redevelopment footprint are largely 1950s–60s detached, which behaves like Kerrisdale — galvanized supply, clay laterals, ageing drainage.
