Plumber in Olympic Village and Mount Pleasant
This cluster contains some of the newest residential construction in Vancouver and some of the oldest, often within a few hundred metres of each other. We reach it in 60 minutes.
Olympic Village and the False Creek south shore is almost entirely post-2010: high-specification buildings, modern PEX supply, and no Poly-B, Kitec or galvanized to worry about.
Mount Pleasant proper — up the hill toward Main and Kingsway — is largely pre-1940 detached and duplex, with all the piping history that implies.
What new buildings bring us
People assume new construction doesn't need a plumber. It does, just differently.
Warranty-period defects. Fittings that weren't torqued properly, a shower pan membrane that failed early, a fixture installed slightly wrong. In a building still inside its warranty period, the important thing is often establishing what happened and documenting it, because that determines whether the developer, the warranty provider or the owner carries it.
In-suite hot water tanks reaching their first replacement. A 2011 building's original tanks are now well into their second decade, and they're all reaching end of life at roughly the same time.
Suite-to-suite leaks, same as any tower — and same rule: the source is rarely directly above the wet patch.
Heat pump and mini-split work. Newer buildings here often have modern mechanical systems, and the servicing and repair of those is a different discipline from a furnace.
What pre-war Mount Pleasant brings us
Galvanized supply piping, in anything not yet repiped — declining pressure, discoloured morning water.
Clay sewer laterals with roots. Mount Pleasant's streets have mature canopy over pre-1960 clay pipe, which is the standard Vancouver east-side combination. A main line that has blocked twice has a structural cause, and a camera answers it in ten minutes.
Basement suites. Mount Pleasant has a high density of them, and that changes the urgency of water ingress. A damp basement in a storage space is a maintenance item. In a tenanted suite it's habitability.
Heavy renovation activity. This is one of the most actively renovated neighbourhoods in the city, which means a lot of our work here is renovation plumbing — and the single best moment to deal with old supply piping is while the walls are already open.
