Bathroom and fixture count

The main driver. Every fixture is a run, and every run is labour.

Storeys and floor construction

Two storeys means more vertical runs and more opening up. A concrete slab is harder than a crawlspace.

PEX or copper

PEX is standard and cheaper — flexible, fewer joints, less wall opened. Copper is 30–50% more and takes longer. Some strata specifications require copper.

Access

A home with an unfinished basement and open crawlspace is far cheaper than one with finished ceilings, tiled walls and no access panels.

Drywall repair

The biggest single variable between quotes, and the one most often left ambiguous. Repair to paint-ready can add $1,500–$4,000 on a whole-home repipe.

Condo logistics

Strata approval, scheduled building shut-off, elevator booking and corridor protection are real costs in a tower.

Whether the service line also needs doing

If the main line into the house is also Poly-B, that's a separate job.
